Lease question and buying house?

Our 1st lease to our apt is up in august. A few weeks ago they had us sign the second lease to next year in nov. We just got an opportunity to buy our dream house. Can we legally end that second lease since the first one isn't even over yet so we can buy the house. If not...what can we do about this?
